Short-term rentals and serviced apartments

A listing label such as serviced apartment, guesthouse or short-term rental does not reveal whether the property uses a hotel process or a non-hotel process. Before booking, ask the actual host or operator who assists with accommodation registration, which official route applies and what happens after a late arrival or online failure. Keep an accurate Chinese address and identify the local police station responsible for it.

What the property labels do and do not mean

Serviced apartment
A commercial description for an apartment-style stay with some services. The label does not prove that the property uses a hotel registration process.
Short-term rental
A residence offered for a limited stay. The booking period does not determine who handles accommodation registration.
Guesthouse or homestay-style listing
A marketing category that may describe many operating arrangements. It does not by itself establish the official registration route.
Actual property
The specific accommodation and operator responsible for your check-in, not the booking platform's general customer-support team.

A serviced apartment is not necessarily handled as a hotel, and an apartment, guesthouse or short-term rental is not necessarily handled in one fixed way. A bookable listing does not show that accommodation registration has been arranged. ChinaReady does not assess a property's operating status. Confirm the handling with the actual host or operator and use current official instructions.

Ask the accommodation which valid travel document it requires and how check-in works. Do not ask only whether the room can be booked.

Ask which registration path applies

Confirm whether the property uses a hotel process, an official online service for non-hotel stays or an in-person visit to the local police station.

Name the person who will help

Get a clear answer from the host or operator about who will help after check-in, especially for a first filing or a late arrival.

Confirm the fallback if online registration fails

Ask which local police station or public security office handles the exact address if the online attempt is unavailable or unsuccessful.

Check the building, entrance and room against the Chinese address provided before booking. Ask the operator to correct any mismatch before filing.

Follow the confirmed official route

Present the valid travel document requested and work with the property or host through its hotel process, approved online service or local in-person process.

Ask how to view or retain the current registration result. A booking message or started submission is not that result.

Get help if the process fails

If the agreed process is not available or the online attempt fails, contact the local police station or NIA 12367 promptly.

Do not rely on platform-wide support

A general customer-support answer may not describe the actual property, host role, address or late-arrival process.

Resolve the gap before travel

If the actual accommodation cannot explain the path, consider another arrangement whose check-in and registration process can be confirmed. This is preparation advice, not a judgment about the property.

Late-night check-in needs a named helper and fallback

Before travel, ask who is reachable after arrival, whether the registration step can wait for staffed assistance within the applicable time window and which local police station is responsible for the address if the online service fails. Do not assume a key box, door code or self-check-in message also handles accommodation registration.

Online registration is a seven-region pilot

Since March 20, 2026, the NIA online pilot for non-hotel accommodation has covered Hebei, Liaoning, Zhejiang, Hubei, Guangxi, Chongqing and Sichuan. Online registration is not yet a nationwide service, and the pilot scope may change. Official access routes are the NIA Government Service website, the NIA 12367 app, the NIA 12367 mini program in WeChat and the NIA 12367 mini program in Alipay. In-person registration at the local police station remains available; a successful online registration has the same legal effect as an in-person registration. For a non-hotel stay, accommodation registration must be completed within 24 hours after the foreign visitor arrives at the residence. Recheck the current NIA announcement before travel.

In short: The official online and in-person routes remain distinct. An unsuccessful online attempt should move to the local fallback rather than remain unresolved.

Moving or changing the booked property

Confirm the registration path for the new actual address. Do not assume a record from the first property, an earlier city or a cancelled booking covers the replacement stay. The official no-repeat situations are narrow and tied to the same residence.

Does a serviced apartment use the hotel process?

The commercial label does not decide. Ask the actual operator whether it follows a hotel registration process or a non-hotel process and who assists after check-in.

Does a bookable listing mean registration is arranged?

No. Booking availability, payment and accommodation registration are separate. Confirm the actual property's process before travel.
